 It is NOT unlikely that you will be able to attain a mortgage loan if your Credit scores or FICO sit below 620… However, the number of lender that will work with you will be much less AND expect to pay higher interest rates.

By the way it is said that car insurance companies will charge you more when you drop below 620.

I have found Down Payment Assistance (DPA) all across the nation: These home grants are available from Atlanta to the Mariana Islands!

There are many categories DPA and to whom they are designed to serve: Teachers, Law Enforcement, people with disability and some programs are designed simply to help ‘good folks’ who are in need of that ‘down payment’ and voila! They are homeowners!

I once worked with a buyer who had good credit but no money!

I connected him with a DPA though which he bought a very nice house with only $1,000 down!

Some of these programs, under the certain circumstances and at the right time, they can be combined.

So, it was case that another time I connected a firefighter with two of such programs!

It has now been over a decade and still I hear from her now and then and she tells me that she is still in the apartment and she still loves it!

And I will list all the DPA programs here!  

Note: Depending how many folks apply funds may exhaust; but they renew every year. Yaaaaay! Alleluja!!!

Home Tax Consequences

There are at least two very important tax consequences that I can tell you without the need to consult a CPA: Mortgage Interest Deduction [MID] – which allows you to deduct 100% of the interest paid on your home mortgage loan! It is deducted from your gross income – every year that you are paying the house. Sweet!

Or, perhaps, you are trading it up to a new home; and you need to sell a home that you already own – pros & cons; how to handle the house sale proceeds …what are the income tax consequences when you consummate your house sale? Please read on! You may be pleasantly surprised to know!

New Construction Vs Resale House

Compare the purchase of a ‘new construction’ house to a ‘resale house.’ Perhaps you like an older house with ‘character’ is more you home life style and you can do the home improvements to bring it up to date and put your stamp on it.

New construction homes offer amenities that even did not exist in a house built fifty years ago; but the ‘old house’ may offer the ‘charm & character’ the new ones do not possess: Which one is for you?
I am a certified new home professional – many folks think that a brand-new home comes ‘trouble free.’ I will point out issues you may encounter.

I tend to like ‘older houses’ too! Home Life Style

Real estate encompasses every ‘interest’ and property that has a land component to it. Single Family Homes, apartments, townhomes, rental apartment complexes, warehouses, shopping centers as well as every piece of land under the sun …developed land or not!

Because the ‘land’ - and the land alone - makes it real estate.

Real estate – housing more so - affects every single person’s life – either if you pay attention to it or not.

First, it is obvious enough that every person in the world has to have a dwelling to call home. Single family homes, condos or townhomes; mansions and trailer homes are affected – albeit in different manners and in different ‘depth.’

Second, commercial real estate – warehouses, restaurants, supermarkets, shopping centers - to name a few - dominates the landscape in many of streets and indeed most of roads across the nation.

Real estate, ultimately, by definition is a ‘property’ that has to have ‘a piece of land’ attached to it! And it can ‘just’ the land, but in the absence of land, it can be a ‘property’ alright, but it is not ‘real estate!’

The land is supreme and who owns it have some many rights that it is hard to describe.

When you buy a house and the contract says the land it on is included, then it is real estate. Ditto for a town home, a flat and a warehouse – they all need the land to make it a real property.

It is possible that land owner has some trailers on his land and he then collects a ‘rent’ from the trailer owner – for the use of the land.

In the cities, many empty lots collect fees for temporary – by-the-hour- parking – it is nothing else than ‘rent-by-the-hour’

Buy Vs Rent

Unless it is rented via a legal entity [Corporation, LLC, etc] AND it is for that entity’s legal use, rent expenses receive no deductions at all. ZERO! Zip! Nada!

So, compared with the MID [Mortgage Interest Deductions] afforded to homeowners, I see no advantage to rent.

There are few instances that I would recommend renting – let’s examine this in depth later!

But naturally, while renting you do not build home equity! And you are paying the landlord’s mortgage all along!

  • new construction Vs. older house – know the difference between the options.
