$10,000 Down Payment Assistance (DPA)
It is designed to the GENERAL PUBLIC: Everyone who is officially documented as a resident in the State at least for 6 months may qualify.
So, if you are moving here, get your documents transferred to Georgia as soon as possible.

It is designed to serve professionals who themselves serve the public.
It offers a generous DPA of up to $12,500; $1,000 DOWN! Low interest rate, usually 1% +/- below market,

Here’s what “PEN” stands for:
“P” is for Protectors: is for those working in Law Enforcement: Not only the officers in the front lines, but also many other in the support positions and it will include TSA personal (check the link for the full article and details)
“E” is for Educator - those who work in Education, especially teachers, but it is extensive to many of the folks who work in the education field (check the link for the full article and details)

VETERANS ASSISTANCE

It is designed to serve Veterans both active and retired personal of all branches of the Armed Forces.
Vets will buy their home with ONLY $500 down!
..AND on top of it: The lowest percentage rate around – Hovering around 2% below market rate…
& NO Mortgage Insurance whatsoever!

Georgia Dream DPA PEACH PLUS
This is a program which until recently did not exist: It allows folks with higher income to buy house of higher price.

Georgia Dream PEACH ADVANTAGE
This is the newest of the Georgia Dream Programs.
It generates loans available to homebuyers who:
a) Have a household income up to 150% of the Area Median Income
b) Naturally homebuyers must meet mortgage loan credit requirements
c) House price can be as high as $650,000
d) This program requires a FICO score of 640.
And 660 for pre-fab house
e) First-time buyer is NOT required. YOU are ready to BUY YOUR NEW HOUSE NOW!
f) The Down Payment on Advantage Program is more nuanced …it can be 0% to 3% 😊it all depends on the homebuyer finances

Georgia Dream Eligibility Requirements
Now let’s take a look with more details on the key eligibility requirements – It all starts with the ‘official residency of the applicant.’ It makes no sense to give a DPA to someone who lives in another state, right?
Some of the programs ( STANDARD DPA, CHOICE DPA & PEN DPA ) call for a ‘hiatus’ of 3 years since the applicant last had his/her name to another property… Three of the programs have exemptions. Veterans have always been exempted …and it continues to be! Please read detailed info below.
Income may be an issue, specially too little because nowadays Georgia Dream has created two brand-new programs for higher income homebuyers – read more details below.
Also, Georgia Dream requires that the homeowner-to-be complete an education on homeownership class and get a certificate.
I have highlighted the main pits below. They are comprehensive, but do NOT deviate much beyond other mortgage program in the market place… Actually, Georgia Dream is based on top of the rules & regulations of Federal Housing Authority (FHA)… with their ‘peachy’ twist:
1) The Georgia Residency:
Applicant must be a documented Georgia resident for at least six months.
Notice that it has to be ‘officially documented.’ If you moved here but never transferred you Driver’s License to Georgia, all that time does NOT count as ‘official residence here’ …kinda stating the obvious, here…
2) The Homeownership Status:
You must be a first-time homebuyer, or not have owned a home in the past three years, with some exceptions.
Veterans are completely except for the “time hiatus.” A veteran can sell a house in the morning and buy another in the afternoon using your Georgia Dream program.
The PLUS and Advantage Programs are also exempt for the ‘3 years ownership rule’ as well
3) The Homebuyer Income:
Your household income must not exceed a certain limit, which varies by location (City / county) and household size.
You will have restriction of how much you earn AND how little!
It is also determined by which area of the State Of Georgia you live or want to live. Please see MSAs Chart below for detailed information.

4) The Borrower Assets:
Your liquid assets must be no more than $20,000 or 20% of the sales price, whichever is higher.
As home price are now, literally ‘historical high,’ the later will be what we are going to be seeing for some time to come.
Example: A house priced at $250,000 X 20%= $50,000 is how much liquid assets you can have!

5) The Credit Scores:
You must meet the lender’s credit approval requirements for a mortgage loan.
Which Georgia Dream asks for 640 FICO scores – which is 20 points higher than the ‘general mortgage lenders.’
PEACH ADVANTAGE DPA - Requires 640 for ‘traditional’ houses AND FICO 660 for pre-fabricated homes
6) Homeownership Education Class:
You must complete a homeownership education course AND get a certificate. It can be in class OR online

Classes will cost you $50.00 to $100.00
7) The Property:
It can be a single detached home, (most) Townhomes and many condos: Townhomes and condos must be FHA approved
Property must be in move in condition
The home must be within the sales price limit, which varies by county. It has to be a already existing dwelling – not a building in progress and no financing for you to build either.
No trailer, mobile nor manufacture homes - Under the following Programs: STANDARD, CHOICE, PEN and PEACH SELLECT VETERANS ASSISTANCE
However – the newest program PEACH ADVANTAGE has some provision to include for the purchase of ‘manufactured home’ as long as it is permanently attached to ground AND does include land

8) The Occupancy:
Buyer must occupy the property within 60 days of closing date.
And the house will be buyer’s primary residence.

For Georgia Dream STANDARD, CHOICE, PEN & PEACH SELECT VETERAN ASSISTANCE* Programs
(*) PEACH SELECT VETERAN ASSISTANCE Program – although values coincide for Vets, this program is treated differently in the sense that Vets receive a well below market interest rate…
But they do NOT receive a DPA, once that Vets are allowed to purchase with Zero down payment.
NOTICES: (#1) Georgia dream does require the Vets to contribute $500 at closing.
(#2) Vets have the three years hiatus waived and they can purchase another house soon after settling any encumbrances they might have in the previous ownership
