Am I kidding?! ZERO down payment to buy your house? Really?!
Buying a home is a major milestone, but saving for a massive down payment remains the single largest hurdle for buyers across the Peach State… actually nationwide!
Fortunately, buying a home with ”ZERO money down” is entirely possible in ALL of Georgia.
Actually, there are five of them – at least that I could find!.
Stick with me that I will guide you through the ‘home financing forest’ and I am quite sure that we are going to find one which will fit your situation to a tee!
Besides, there are 6 other excellent Georgia Dream programs with $1,000 Down! Veterans ONLY $500.00 down!
Yup! Not ZERO down …but oh, so close!
I will post an introduction to Georgia Dream Programs below – as an additional resource of really reasonable home financing at reach for those who need just a little push and make homeownership a realty!

This FHA program is rapidly becoming one of my favorites – given the flexibility that it offers!
It can accept lower credit scores
Available in ALL Georgia 159 counties.
Everyone can apply: - It does not require buyer to be of certain group… Everyone can apply
It does NOT run out of funds. It is available year round
HA100 Benefits:
Financial assistance for down payment and closing costs
Credit Scores as low as 600 may qualify
More Lenient credit scores (than Conventional mortgages)
Higher debt-to-income (DTI) allowed
Down-payment and closing costs can sometimes be covered with gift funds
Available for single-family homes, condos, multi-unit properties and manufactured homes (with land)

2. VA Loans for Veterans & Military Families
If you are an active-duty service member, veteran, or surviving spouse of a veteran or MIA (NOT remarried), the VA Loan program provides the absolute best zero-down terms in the country.
Have your DD214 handy as your proof of eligibility.
How it works:
The Department of Veterans Affairs guarantees 20% of the value of the loan. With that kind of guarantee, ALL lenders feel confident to make loans to Vets
VA loans require $0 down and carry NO monthly private mortgage insurance (PMI), saving you hundreds of dollars each month.
VA mortgage loans is a very popular program and almost every lender is glad to work with you!

3. FHA100 by HUD $100 Down
(One Hundred Dollars Down, exactly!)
Please don’t throw stones on me: $100.00 down? I do consider it ZERO down!
The US Department Housing and Urban Development (HUD) Is one of the Federal Government Agencies which guarantee home loans.
Needless to say, homeowners can fall behind in their home payments, and some of the houses end up in the HUD hands to find a new owner.
HUD does NOT do any improvement in their houses. Consequently, most of the HUD houses will need improvements before the new owner can move in.
FYI – rehab loan can be orchestrated in the same purchase loan.
Not exactly ‘easy-peasy’ but definitely in the realm of possibility. Most lenders who work with HUD are skilled to tackle it for you.
The required minimum FICO score for the FHA $100 Down Payment program on HUD homes is 580.
FHA100 by HUD: Program Basics
Down payment: Exactly $100 instead of the standard 3.5% FHA minimum.
Occupancy: Must be used as your primary residence (owner-occupant).
Eligibility: Buyers cannot have purchased another HUD home in the 24 months before the contract date.
Lender overlays: Individual lenders may require a higher score (such as 620) even though HUD's baseline is 580.
If credit score is what is holding you back… find yourself another lender!
Mortgage Insurance is required if you use an FHA100 loan to buy a HUD home.
PRO TIP: INVESTORS! You may know better than me but after a certain number of days, if the house does NOT sell, they open up for investors… from there on the house goes to the highest bidder!

4. USDA Rural Loans ZERO Down Payment
USDA development loans (officially called USDA Rural Development Loans) are called that because they are managed by the USDA Rural Development agency to spur economic growth, infrastructure, and community stability in rural and suburban areas
For buyers looking outside major city centers, the USDA Rural Development Loan is one of the most powerful mortgage products on the market.
It does offer 100% financing with zero down payment!
The name says – it designed to finance homes outside the major city center.
Do you like peace and quiet of suburban – or even in the rural edge – and living outside the bustle and hassle of the city lights?
Then an USDA will get your new house with ZERO down payment
How it works: The U.S. Department of Agriculture backs these loans to encourage homeownership in rural and suburban communities.
Single Family Direct & Guaranteed Loans: Provide 100% financing with zero down payment options to help low- and moderate-income individuals buy or build primary residences in eligible rural zones
Georgia Eligibility: While "rural" sounds remote, large portions of fast-growing Georgia counties qualify—including parts of Paulding, Forsyth, Coweta, and Cherokee, alongside nearly all of South and Coastal Georgia.
Key Requirements: You must purchase a property within a USDA-eligible geographic zone, and your household income cannot exceed 115% of the area's median income.

5. PATH Homes | ZERO Down Payment |
No Mortgage Insurance
Federal National Mortgage Association (Fannie Mae or simply “Fannie”) and Federal Home Mortgage Corporation (Freddie Mac or simply, “Freddie”) are also two of the federal charted corporation which insure home loans.
Like HUD (above) they have good folks who fall in hard times and they have to foreclosed.
PATH is their program designed to resale those homes.
However, contrary to HUD – PATH does a very decent home improvement and ALL their listing are in ‘move in condition.’
PATH is NOT in the business of selling homes – their mission is to take those foreclosed house of their balance sheet as soon as possible!
Home options are ONLY on their own list = if that nice townhome in your favorite school district is not in the list, you will have to look for another mortgage program
Do PATH Loans Require Mortgage Insurance?
No. PATH Loan do NOT require mortgage insurance, even with a low or zero down payment.

Step 1: Optimize Your Credit and DTI
Federal programs might have flexible guidelines
Aim for a 640 credit score minimum,
Keep your Debt-to-Income (DTI) ratio below 45% to smooth out the underwriting process.
PRO TIP: To find your Debt-To-Income (DTI): Divide the amount of all what you owe by the total income
Step 2: Check the USDA and Regional Property Maps
Before falling in love with a property, cross-reference its address with the official USDA eligibility maps.
If you are looking in suburban Atlanta or outer Savannah, you might find neighborhoods just minutes apart where one qualifies for 100% financing and the other does not.
Step 3: Partner with a REALTOR who knows these programs – I hope I given any indication that I do?

Step 4: Keep Reserve Funds for Out-of-Pocket Expenses
"Zero down payment" does not mean "completely free."
Even with 100% financing, you must plan for immediate out-of-pocket costs during the escrow period:
4.1) Earnest Money Deposit (EMD): Typically 1% to 2% of the purchase price to secure the contract (it should be credited back to you at closing… Unless, you would do something ‘out of the norms.’).
4.2) Home Inspection: $400 to $600 to verify the property's physical condition. It depends where you are buying and the size of the house
4.3) Appraisal Fee: $500 to $700 required by the mortgage lender.
Also depends on the are you are buying and the size of the house …And these figures are transaction within Georgia.

Now I also would like to introduce the Georgia Dream Homeownership Programs – which are also excellent options … Although they are NOT Absolut ZERO Down Programs, they are $1,000 Down and $500 down for Veterans, some active member of the Armed Forces as well as widows (ers) of veterans and MIA (cannot be remarried).
I hope you will agree with me: $1,000 Down is close to ZERO Down as you can get!!!
Veterans at $500 down is still more so!
Each of the programs is designed to serve a different type of home buyers and such, it presents a set of requirements from the user: Please check carefully to chose which one will fit your situation.
